Urban development Department, Rajasthan identified 68 towns for which master plans were prepared out of this, Piper city located with in Jodhpur district was awarded to N K Buildcon for preparation of master plan for the year 2031. Pipar City is situated on State Highway 21 on Jodhpur-Merta Road. It is a Administrative, Industrial and commercial city of Jodhpur district. Pipar is a sub-divisional headquarter of Jodhpur district. In Pipar city there is a grain mandi and small cement and lime stone industries. As per base year 2010 total developed area of Pipar city is 766 acres (310.12 ha). Approximately 1287.44 ha developed area is proposed for year 2031 keeping projected population to 65000 persons. It is 11.8% of the total Urban area of 10892.71 ha). Pipar city is divided into 3 planning zones.

• Preparation of base maps using satellite images / Total station survey in the field. • Geo-referencing of the data on GIS platform, • Study of existing land use pattern, • Door to Door survey for assessment of Socio-economic condition, collection of all baseline information related to physical and social infrastructure. • Proposals for future land use, • Preparation of detailed urban planning maps, • Preparation of Draft Master Plan as per the provisions of Government of Rajasthan and attending to the public suggestions/ objections to assist the town planning department for finalization of the Master plan.
